Buying your house on the Costa Blanca is easier than it seems

The first step would be to reach an agreement to create a reservation and a contract known as a pre-contract or earnest money contract is drawn up. This document will not only contain terms and price but also the possible penalties in the event of non-compliance. 

As a buyer you will have the right to know what you are going to buy with total clarity and to be able to decide whether or not to assume the obligations that exist. One of the things that can help you to know what is included in the purchase is the request of the "nota simple" where the current owner, the address and other useful information will appear to know exactly what you are going to buy. 

On the other hand, if the purchase is of a flat or flat, special attention should be paid to the state of the instalments. We will also provide the energy efficiency certificate if it is available or any other documentation that is considered necessary and indispensable for the purchase and sale of the property. 

Then, the title deeds will provide security to both parties confirming that the buyer is interested and obliging the buyer to vacate the property within an agreed period if it is occupied. The cost of the deed is regulated by the notary tariff and its amount will depend on the declared value of the property. This cost is borne by the buyer, who is the interested party so that the change of ownership is officially recorded. 

Finally, as the buyer, in front of a notary, you will have to provide the following documentation: cheque or bank transfer in favour of the buyer for the agreed amount, as well as the previously signed contract or pre-contract and proof of all payments made to date.
